How much follow-up is too much follow-up? 

Some people have a certain timeline. Others have an infinite timeline. What is the correct answer?

There was a great marketer that I’m forgetting right now, but his philosophy was the prospect would either buy, unsubscribe, or die (morbid, I know). 

Think about it this way. You probably spent marketing dollars to acquire that lead. Don’t let it dribble out of the system so easily.

Plus, in this business, the most important factor we have zero control over when it comes to getting deals done is timing. We can’t force timing on sellers. 

We know wholesalers who have done deals 2-6 months after sending their first postcard. The seller just kept it on the nightstand until they were ready. 

We just don’t know when that will be. And that’s the most frustrating part of the process. 

Sales coach Al Monteiro stopped by the Business of Wholesaling podcast and gave his take on following up. He separates it into two buckets – passive nurture and active nurture. 

Al’s perspective on No is that it’s a maybe. Because again, timing changes everything. It might be a no now, but what happens in a couple of months?

Of course, you don’t need to aggressively follow up as you would in the beginning. But a couple touch points every month won’t hurt. An email. A postcard. Maybe a text.

Stay top of mind and don’t be afraid to be annoying. The fear of being annoying is what kills good follow-up systems.

The Golden Hour

We all have a “Golden Hour”. For this short period, we are at our peak in creativity, focus, and productivity.

Flow state is natural. There are no mental blocks. Thoughts and ideas are flowing like a calm river. 

A lot of people say this is early in the morning, the first hour after someone wakes up. I don’t think that’s necessarily true.

I personally have to get going in the morning actively. I go for a walk, I work out, and I take that time to practice gratitude or read. My personal golden hour is around 7-8pm. 

I’m not a night owl by any means. But during that time, I find that I am most present for whatever reason and my creative juices are flowing. So I tend to do my most creative work during that time like writing. 

People like Brian Tracy recommend structuring your day around your Golden Hour. But for some of us, depending on our Golden Hour, that might be an impossible task. 

But you can start to block out that time to do creative work or thinking. The first step is to figure out what that Golden Hour is.

This hour is important. Don’t use it to call leads, set up meetings, or farm lists. It should be you, a notebook and pen, and a cup of coffee (depending on the time). 

Just flow. Create ideas. Write your thoughts out. Plan and think. 

This is the 80/20 of your day so don’t waste it. 

The 21 Year Old Wholesaling Millionaire

We just shot an amazing podcast episode with Alex Guanipa of ABC Capital Group.

Here’s the thing about Alex… he’s still in college. In fact, he’s graduating this year. When his roommates were out partying, Alex was working the phones inside his dorm. Calling leads all over Florida and getting deals done.

Heck, he closed a six figure deal while he was in a biology lecture. Such an amazing and inspiring young man.

We’ll let you know when the podcast episode is released, but this is a reminder for you to get after it.
